Corona, Calif. – After an intense construction schedule, work is now complete for the 337,000 s.f., $6.9 million Promenade Business Park designed by Southern California Architect Gary L. Bastien, AIA of Bastien and Associates, Inc.

Developed by Vance Mape and Gary Edwards of Western Realco and built by Oltmans Construction, the project was designed to fill a void in the market for industrial warehouse space. The project’s features and location making an important contribution to the industrial sector of Corona’s booming local economy, says city planner Brad Robbins. It is located less than a quarter mile southeast of the Riverside (I-91) and Corona (I-15) freeway interchange.

Promenade Business Park is comprised of four tilt-up concrete warehouse buildings, each with approximately 5% office space and convenient truck loading docks. The design is marked by an attractive reveal and painting pattern, as well as Bastien’s signature “supermullion” look-a large mullion used to articulate the glazed facades of the offices.

According to a report published in the March issue of Western Real Estate News, a strong 1999 is expected in industrial real estate transactions, and this project’s success may be indicative of that market strength. Robert Fumo, Bastien’s project architect heading up the firm’s industrial division, says that Bastien and Associates, Inc. has designed millions of square feet of industrial space in recent years, and there is no sign of it letting up.

In fact, Bastien has just completed designs for Valley View Business Park in Las Vegas, Nevada (615,000 s.f.), Jurupa Industrial Center in Fontana, California (692,000 s.f.), CNF Trucking in Fontana, California (66,000 s.f.), and Santa Fe Springs Industrial Park in Santa Fe Springs, California (133,000 s.f.).

While the firm’s tour de force entertainment division has stolen the limelight recently with it’s designs for several major new studios in Hollywood and around the world, Gary Bastien says there is no shortage of design work ahead for industrial warehouses and R&D space. “Whether we are designing a $70 million studio like Manhattan Beach Studios, or a $7 million industrial complex, our challenge is the same-to provide a level of service that keeps clients coming back. And we’ve done that in every sector of our work.”
